Deferred Deposit Scheme

Blue Smile has developed a unique method of purchasing your off-plan property with 0% deposit on selected developments.

This method provides you with the option of selling prior to completion and realising the benefits of the equity accumulated during the period of ownership.

This purchasing option enables a client to take advantage of the high Capital Growth in Cyprus of up to 20% each year.


Discounts


Blue Smile negotiates large discounts with developers on selected developments which are then passed onto the investor/purchaser.


Rental Guarantee


Blue Smile is able to offer the investor a rental guarantee of a minimum of 12 months on selected developments. This will cover the monthly mortgage payment in most cases while the property increases in equity.


Fractional Ownership Schemes


As property prices in Cyprus are rising, more people are starting to show interest in fractional ownership.

Most outright owners only use their property for an average of 4-6 weeks per year. Rather than buying timeshare, the purchasers are buying a true asset that will appreciate at current market rates. Also, should one or more of the purchasers decide to let out any of the weeks of their occupancy plan, they can receive an immediate return on the investment in the form of rental income.

Another real benefit is you can afford to buy a more luxurious property which may have previously been outside of your maximum budget.

There are currently no fractional ownership schemes being operated in Southern Cyprus. However Blue Smile is able to offer this purchasing solution and will assist the client's by providing advice and support throughout the purchasing lifecycle.


Self Invested Personal Pensions Scheme (SIPPS)


A SIPP is simply an investment ‘wrapper’ with significant tax advantages. Contributions attract income tax relief up to 40%. A SIPP is able to acquire a property asset provided that the following conditions apply:

For a pure SIPP, the wrapper would normally be provided by a specialist company and the investments then purchased from other providers across the market. The Inland Revenue allows a wide range of investment choice, freeing the SIPP to invest in a wide range of different types of investment.

A single SIPP cannot own more than 10% of the purchasing fund and there must be at least 10 members which own the asset i.e. 10 SIPPS. The beneficiary of the SIPP can hire his share of the property to a third party in order to receive an income. It takes approximately one week to set-up a SIPP and the beneficiary of the SIPP can occupy the property but must pay rent at the commercial rate to the SIPP fund.
